This report covers the period from March 1 – March 31, 2012. Each month is a month behind, because I need the current month to compile the data for properties on the market, under contract, and closed sales for the previous month.
March brought us a much nicer total for closed sales for the county. The number of closed sales on houses, condos, and townhouses ROSE from 134 in February to 172 in March. Nice, Huh?
The average sales prices in homes, condos, and townhouses ROSE nicely from $180,432.00 in February to $219,624.00 in March. The median sales figures ROSE as well. They ROSE from $140,100.00 IN February to $189,500.00 in March. The number sold was up, as were the prices. Let’s hope both figures stay that way.

Houses: 2,412 houses are on the market from 2 at $18,000 each in Shallotte, 1 on Meadowlark Lane, and 1 on Pelican Place to $15,000,000 on Shoals Watch on Bald Head Island. Listings are UP by 65 from February.
Condos: 458 condos are on the market priced from $32,000 on Beach Road SW in Carolina Shores in Calash to $769,000 on W. Main Street on Sunset Beach. Listings are UP by 48 from February.
Town Houses: 158 townhouses are on the market, priced from $74,900 for a unit on Cobblers Circle in Carolina Shores in Calabash to $649,000 on Goose Creek Road SW in Brick Landing on Ocean Isle Beach Main. Listings are UP by 8 from February.

Land/Acreage: 25 parcels are under contract priced from $15,000 on Old Salem Way in Crow Creek to $195,000 on Edinburgh in The Highlands in Shallotte. Contracts are DOWN by 32 from February.
Houses: 133 houses are under contract priced from $24,900 on Turkey Trap Road in Supply to $883,800 on West 1stStreet on Ocean Isle Beach. Contracts are UP by 59 from February.
Condos: 11 condos are under contract priced from $49,000 in Causeway Inn on Ocean Isle Beach to $324.000 on Delorose in Island Resorts on Ocean Isle Beach. Contracts are UP by 2 from February.
Townhomes: 3 Townhouses are under contract priced from $114,500 on Queen Anne Street in Seaside Village to $234,900 on Evangeline in Brunswick Forest. Contracts are DOWN by 8 from February.

Land/Acreage: 75 parcels with sold prices from 10 at $2,000 each on River Street SW in Fisherman’s Village on Holden Beach Main to $1,330,000 on Stone Moss in Springstone in Leland. Sales are UP by 9 from February..
Houses: 155 houses with sold prices from $13,000 for a house on Tuberose Court in Grist Creek in Leland to $400,000 on Hydrangea in Waterford of the Carolinas in Leland. Sales are UP by 31 from February.
Condos: 25 units with sold prices ranging from $39,000 on Causeway in Causeway Inn on Ocean Isle Beach to $380,000 on Jan Street in Island Resort in Ocean Isle. Sales are UP by 10 from February.

The average sales price for homes, condos, and townhouses FELL from $206,590.00 in January to $180,432.00 in February. The median sales figure FELL as well - from $163,500.00 in January $140,100.00 in February. The number sold was up, but the prices were down. Let’s hope both figures are up in March. While the number of closed sales rose a bit, the sold prices fell for the second month.
