Carolina Beach . . .

Characteristics:
Come down and see the "new" Carolina Beach boardwalk. A committee of residents has taken an active interest in revitalizing and beautifying it. It makes me proud to be a resident of the beach. This summer, in an attempt to make the beach more family oriented, the Council has allowed kiddie rides down on the boardwalk. Come have some fun. The beautification committee is also planting many new trees and shrubs that welcome the tourists and residents back to the beach when you come down off the bridge.
Just 15 miles southeast of Wilmington, Carolina Beach is one of the three Atlantic Ocean beaches near Wilmington, and it's one of the great beaches in all of southeastern North Carolina. It borders Kure Beach to the south, and the two beaches make up what is popularly known as Pleasure Island.
A small year round community, Carolina Beach has a thriving central business district, several distinct residential areas, a large commercial marina and several private marinas. There are a number of excellent restaurants serving almost every variety of food as well as numerous shops and stores. Be sure to visit world famous Britt's Donuts on the Boardwalk for a treat you will always remember. It is open from Easter through Labor Day 7 days a week, and on weekends until sometime in October.
 

In addition to the many lovely homes and condos already here, more new homes, condos, restaurants, and a new Hilton Garden Inn under construction on the ocean front are coming to the community.  There are more plans for renovation of the central business district, which should continue to enhance the town's image in a very positive way. As we grow, we are more and more a year round community.

This month's report contains statistics on active, under contract, and sold land, houses, condos, and townhomes for the period of January 1-January 31, 2010.  The closed sales numbers do not include land sales, just a combination of houses, condos, and townhouses.

Carolina Beach communities include: Carolina Sands, Forest by the Sea, Oceana, Ocean Ridge, Seagrove, and Saint Joseph Place.

Hello to Carolina Beach,

Here are the new stats from March.  You already know that I do them in arrears to bring you current data.  This month the numbers are for March 1 – March 31, 2012. The total number of houses, condos, and townhouses sold in February ROSE from   18 t o 26 in March.  This is still due to the short sales and foreclosures.

The average price for houses, condos, and townhouses FELL from $249,728.00 in February to $241,527.00 in March.  The median price FELL from to $234,500.00 in February to $204,500.00 in March, not to bad.  Let’s hope that as the weather grows warmer, sales prices AND closed sales will rise.

Land/Acreage:     112 parcels are on the market ranging in asking prices from $39,500 on Summer Salt Lane to $1,600,000 Basin Street in Basin Point. Listings are UP by 3 from February.

Houses:     91 houses are on the market ranging in asking price from $89,000 on Bonito Lane to $1,695,000 on Carolina Beach Avenue, N.  Listings are UP by 16 from February.

Condos:     143 units are on the market ranging in asking prices from $69,000 in Cabana on Carolina Beach Avenue, N. to $1,099,000 on Carolina Beach Avenue, N.    Listings are DOWN by 7 from February.

Townhouses:     21 units are on the market ranging in asking price from $218,900 in Forest by the Sea on St. Joseph Street to $875,000 on Carolina Beach Avenue, N.    Listings are the SAME as February.

Under Contract:

Land/Acreage:     1 unit is under contract with the asking price of $69,000 on Spot Lane.  Contracts are UP by 1 from February.

Houses:     4 houses are under contract with the asking prices of $200,000 on Seafarer in Carolina Sands to $249,900 on Columbia Avenue.  Contracts are DOWN by 4 from February.

Condos:     7 units are under contract with the asking prices from $132,000 in Sea Scape on Sandfiddler Lane to $299,900 in Winds V on Carolina Beach Avenue, N.  Contracts are UP by 3 from February.

Townhouses:     None.  Contracts are DOWN by 1 from February.

Sold:

Land/Acreage:     5 parcels sold with prices of $2 for $22,500 each to $75,000 on Florida Avenue. Sales are DOWN by 2 from February.

Houses:     12 houses sold with prices of $154,500 on Risley Road to $605,000 on Oceana Way.  Sales are UP by 5 from February.

Condos:     13 units sold with the sold prices of $74,000 in Driftwood Villas on S. Lake Park Blvd. to $362,000 on Canal Drive.  Sales are UP by 2 from February.

Townhouses:     None.  Sales are DOWN by 1 from February.

Here is the news I promised for October stats.  The total number of houses, condos, and townhouses sold in October FELL from 15 in September to 13 in October.  The average sales price ROSE just a bit from $205,633.00 in September to $209,731.00 in October.  The median sales price FELL from in $226,000.00 in September to $201,000.00 in October, a fall of $25,000.00.  We just have to remember that the market stays very flexible on the beaches.
