Characteristics:

Wilmington, NC is rated high in a national survey as one of the best places to live in the United States. We have a four year university - UNCW - and we are bordered on the west by the Cape Fear River and to the east by the Atlantic Ocean. We have an historic district surrounding the downtown waterfront, art museums, movie studios, good industries, a wide variety of private home communities - both modest and upscale - and a friendly population composed of natives and transplants from all over the world.  This makes us an international city, and one in which you can find just about anything you want.  We have increased the size of our airport, which serves both commercial and private flight services for travelers.  We are only 1-1/2 hours away from Myrtle Beach, and about 2-½ hours from the Research Triangle. The area is growing rapidly, but still retains its small town atmosphere.

Wilmington communities include: Carolina Beach, Kure Beach, Landfall, Porter's Neck, Tangle Oaks and Wrightsville Beach, just to name a few. We also have a sister town to our northwest - Castle Hayne, NC, and I am now including information on that town, too. I hope you enjoy the change.

Here are your numbers for the month of March 1 – March 31, 2012 for the break down in active, under contract, and closed sales for houses, condos and townhouses. As I have told you before, the stats are a month in arrears so you will know what has been currently happening.

The number of closed sales ROSE nicely from 167 in February to 232 in March. The average sales price of dwellings FELL from $213,782.00 in February to $207,214.00 in March, while the median sales price ROSE quite a bit from $167,225.00 in February to $182,625.00 in March. You guys had a booming month!

Here are the figures for March. I decided to put them back into the newsletter as well as keep them here in my website for your convenience.

Active:

Land/Acreage: 644 parcels are on the market ranging in asking prices from $6,500 on Gore’s Row in Carolina Heights to $4,200,000 on North College Road. Listings are DOWN by 21 from February.

Houses: 1446 houses are on the market ranging in prices from $13,000 on Maides Avenue to $6,000,000 on Beach Road South on Figure Island. Listings are UP by 73 from February.

Condos: 144 units are for sale ranging in asking prices from $31,500 on S. Kerr in Candlewyck to $1,195,000 for 1 on Airlie Road at Wrightsville and 1 on S. Water Street downtown. Listings are the SAME as February.

Townhouses: 137 units are for sale ranging in prices from $50,000 on Wilshire Blvd. in The Courtyard to $2,790,000 in Larson Place. Listings are UP by 21 from February.

Under Contract:

Land/Acreage: 11 parcels are under contract with pricesfrom $9,876.00 on Fuller Street in Dixon Heights to $899,900 on Futch Creek In Porters Neck Plantation. Contracts are UP by 6 from February.

Houses: 140 houses are under contract ranging in asking price from $20,000 on Bladen Street to $1,789,000 on Ocean Ridge in Landfall. Contracts are UP by 23 from February.

Condos: 15 condos are under contract with the asking prices of $49,000 each for 5 on Racine Drive to $499,000 on Bradley Drive in Bradley Oaks. Contracts are UP by 8 from February.

Townhouses: 8 townhouses are under contract with the asking prices of $64,000 on Saint Rosea Drive in McClelland Woods to $450,000 on Edgewater Club Drive. Contracts are UP by 8 from February.

Sold:

Land/Acreage: 15 parcels are sold with the sold prices from $21,000 on Seaview Road to $400,000 on Martingale Lane in Shandy Point. Sales are UP by 7 from February.

Houses: 189 houses were sold with the sold prices from $16,000 on Queen Street downtown to $1,425,000 on Santa Maria Avenue in Santa Maria. Sales are UP by 44 from February.

Condos: 13 condos are sold with sold prices from at $55,000 on N. 4thStreet downtown to $306,000 on Main Street in Mayefaire Townview. Sales are DOWN by 2 from February.

Townhouses: 21 townhouses sold at the prices of $81,375 in Greenway Village off S. Kerr Avenue to $195,500 in Lions Gate off Eastwood Road. Sales are UP by 7 from February.
